Abstract: Abstract:Actingontheprinciplethat“housesareforlivingin,notforspeculation”,realestatecom paniesarefacedwiththeinternalchallengessuchaslandacquisitiondifficulties,highfinancingcosts, decliningsalesprices,aswellasexternaldemandsfromcitygovernmentsforindustrialsupportandoper ationalcapabilities.Becomingurbanoperatorshasemergedasacriticaltransformationpathforthese companies.Toimprovetheirservicecapabilitiestocities,realestatecompaniesmustalignwiththelogic ofurbandevelopmentandextendtheiroperationalchainaccordingly.Thetransformationfocusesmainly onfourstrategicdirections:independentdevelopmentofsubsidiaries,outsourcingofnoncorebusinesses, jointmarketexpansion,andcollaborativeresearchanddevelopmentofforwardlookingbusinesses,along withtheintegrationofstrategicresources.Thesestrategicdirectionsencompassthinktankservices,in dustrialdevelopment,constructionenterprises,andfinancialservices.AnanalysisofLongitechGroups transformationpracticevalidatestheproposedtransformationpath
